The right funding depends on what you are changing and not simply how much the project costs.
Light refurbishment may suit cosmetic and non-structural work, such as decoration, replacement kitchens, bathrooms, flooring or minor internal improvements.
Heavy refurbishment finance may be needed where the HMO conversion involves structural alterations, major reconfiguration, extensive works or planning and building-control requirements.
Development finance is generally more appropriate for substantial schemes, such as major extensions, creating multiple new units or building from the ground up.
