Once the bid is accepted, the buyer will usually be legally committed and may need to pay a deposit immediately. Failure to complete can have serious financial and legal consequences.

HMO auction finance is generally arranged using short-term bridging finance where an ordinary mortgage is unlikely to complete within the required timeframe or the property is not yet suitable for term lending.

The lender may assess the purchase price, current value, condition, legal title, proposed works, borrower experience and repayment strategy.
