Plan the Funding Before the Work Starts
Converting a property into an HMO involves more than paying for the purchase and refurbishment.
Before arranging finance, prepare:
- The purchase price and deposit
- A detailed schedule of works
- Builder quotes and professional fees
- Planning, licensing and building-control costs
- A realistic refurbishment timescale
- Bridging interest and lender fees
- Valuation, legal and insurance costs
- Funds for utilities, council tax and security
- A contingency budget for unexpected work
- Your planned exit onto a longer-term HMO mortgage
The exit strategy matters from day one. The completed property must meet the intended lender’s requirements on licensing, condition, room sizes, rental income and valuation.
